Areas we serve
Rio Grande Valley Property Management
From Mission to Brownsville, the Valley is not one rental market — it is a dozen of them with different tenants, different price sensitivity and different housing stock. We price and manage each property against its own market, not a regional average.
The Valley is not one market
Upper Valley
McAllen, Mission, Edinburg and Pharr — the deepest tenant pools, the newest inventory, and the most competition for a well-priced listing.
Mid-Valley
Weslaco, Mercedes, Alamo and San Juan — more price-sensitive, where a hundred dollars a month genuinely changes days on market.
Lower Valley
Harlingen and Brownsville — older housing stock on average, where preventative maintenance pays for itself faster than anywhere else in the Valley.
Things that are specific to here
- Summer heat makes air conditioning a habitability issue, not a comfort one — HVAC response times matter more here than in most of Texas.
- Winter visitors change demand in parts of the Valley, and a furnished strategy can outperform an unfurnished one over a full year in some areas.
- Hard water shortens the life of water heaters and fixtures; preventative maintenance schedules should account for it.
- Freeze events are rare but expensive when they happen — pipe protection guidance goes to every resident.
- A large share of households prefer to do business in Spanish. Every resident-facing communication we send is available in both languages.
