Emergency
If anyone is in danger, call 911 now.
Fire, smoke, a gas smell, a medical emergency, a crime in progress, downed power lines, or any situation that threatens someone's safety — call 911 before you call us. Get everyone out first. We will handle the property.
Then contact our emergency line
Once everyone is safe, contact us so we can coordinate immediately. Emergency requests are routed the moment they are received.
What we treat as an emergency
- Fire, smoke or a gas odour (call 911 first)
- Active flooding or a burst pipe you cannot stop
- Sewage backing up into the home
- No heat during a freeze, or no cooling during extreme heat with a vulnerable occupant
- Total loss of electricity to the unit (when it is not an area-wide outage)
- An exterior door or window that will not secure
- Anything that makes the home unsafe to occupy
Important, but not an emergency
These matter and we will handle them promptly — but they are triaged during business hours rather than dispatched overnight.
- A single appliance not working
- A slow drain or a running toilet
- A dripping faucet
- One light fixture or outlet out
- Air conditioning that is working but not cooling well
- Cosmetic damage
While you wait
- 1Water leak: shut off the water at the fixture or the main shut-off valve if you can reach it safely.
- 2Electrical: do not touch anything wet or sparking. Switch off the breaker if you can do so safely.
- 3Gas odour: do not use switches, phones or flames inside. Leave the building, then call 911 from outside.
- 4Overflowing toilet: turn the supply valve behind the toilet clockwise to close it.
- 5Move belongings away from water and put down towels only if it is safe to do so.
We accept maintenance requests 24 hours a day and coordinate emergencies immediately on receipt. This is not a guarantee that a technician is dispatched to every request at any hour — genuine emergencies are prioritised over routine work.
