How to cut turnover days on a Valley rental

The gap between one resident leaving and the next moving in is usually built from waiting, not from working.

Turnover is where rental income quietly disappears. A three-week turn on a $1,400 property costs about $1,000 in rent that no fee negotiation will ever recover.

Here is where those weeks actually go.

Map the real timeline

A typical unmanaged turnover:

  • Day 0 — resident moves out
  • Day 1–4 — owner finds time to inspect
  • Day 5–9 — waiting for a cleaner's availability
  • Day 10–14 — waiting for a handyman to quote the punch list
  • Day 15–18 — repairs done
  • Day 19 — photographs taken, listing goes up
  • Day 20–34 — marketing and showings
  • Day 35+ — application, screening, lease, move-in

Almost none of that is work. It is queueing.

Run things in parallel

The single biggest improvement is refusing to do these sequentially:

  1. Inspect before move-out, not after. A pre-move-out inspection two weeks early tells you the punch list before you have possession.
  2. Book cleaning and repairs for the same window. Both were already predictable from that inspection.
  3. List before the property is empty, where the lease and your resident allow it. Marketing time overlaps with occupancy instead of following it.
  4. Photograph the moment it is ready — not the following week.

Prepare properly rather than minimally

A property that shows well leases faster and to better applicants. The items that consistently pay for themselves:

  • Genuinely deep clean, not a tidy — bathrooms and kitchens decide showings
  • Fresh touch-up paint on the walls people actually look at
  • Every light working, every bulb matching
  • Clean, functional blinds
  • Cleaned and tidy exterior, because the drive-by is the first showing
  • Anything that looks broken, fixed — even cosmetically

Where an integrated team changes the arithmetic

Most of the delay above is coordination, not labour. When cleaning and general maintenance sit inside the same operation as the management, the make-ready is scheduled from the pre-move-out inspection rather than requested afterwards, and the two crews are booked into the same window instead of sequentially.

That is the practical reason We Clean and Fix exists — not to add a service line, but to remove the four days spent waiting for a callback.
